Our Light Commercial Inspector can perform a property condition assessment (PCA) delivering a site specific Property Condition Report (PCR) that can identify major physical deficiencies, system malfunction and code violations that can provide good information to a client looking to purchase a small commercial building/business facility entity. Additionally, the application of thermographic inspection can see where we cannot see with our own eyes.

Light Commercial Inspection Services

Our Light Commercial Building inspection services follows the ASTM E2018-8 and ASTM E2018-24 standards are followed by our licensed inspectors. The inspection process will focus in creating a property condition report (PCR) noting areas showing major physical deficiencies, system failures, safety issues and building code violations.

A light commercial property condition assessment (PCA) is intended to deliver a property condition report (PCR) from a commercial properties not to exceed 20,000 SF. A light commercial inspection will:

  • perform a walk-through survey of the facility

  • survey of items that are easily and readily accessible and for representative observations

  • perform thermographic inspection work

  • not include vertical transportation

  • produce a property condition report (PCR) listing physical deficiencies, whether there are the result of deferred maintenance, equipment malfunction, life safety and building code violations.

A commercial property condition assessment (PCA) service for a property larger than 20,000 SF may also be performed. Please call us and let us know your specific needs and one of engineers will contact you on a timely manner to coordinate the best strategy for your property.

We can provide a Standard Home Inspections. The inspection will be performed by a State Licensed Professional and ASHI member. Licence # HI18543

The home inspection will inspect several aspects of the home. Observations and findings will be listed on a report within 24 hours from the completion of the inspection.

The inspections will be performed based on the Standard of Practice (SOP) and by ASHI code of ethics. Inspections will be performed on areas and items visible and readily accessible.

In general, the areas to be inspected are:

  • Exterior of the home

  • Patio

  • Driveway

  • Garage (attached to the home)

  • Deck condition, when applicable

  • Porch and lanai

  • Structural components

  • Roof, windows, doors

  • Insulation of the attic and crawl space, when applicable

  • Exterior wall condition

  • Fireplace and chimney

  • Interior spaces

  • Plumbing, electrical and HVAC systems

  • Permanently installed appliances

A 4-Point inspection evaluates four major systems: roof, electrical, plumbing, and HVAC.

Roof access ready: Clear driveway and access points, unlock gates, and remove obstacles to the attic or roof hatches where safe.

Electrical panel accessible: Move stored items away from the main panel, ensure panel door can fully open, and keep pets away.

Plumbing visible: Clear under-sink areas and around the water heater so valves, drains, and visible piping can be photographed.

HVAC clear: Provide access to air handler and condenser, remove clutter around units, and have filters in place.

Prepare for Wind Mitigation Verification

A Wind Mitigation inspection documents features that improve your home’s resistance to wind and may qualify you for insurance discounts. The inspector must have the latest Wind Mitigation Verification form.

Speed things up with these steps:

Gather documents: Roof permits, re-roof paperwork, engineering letters, or previous mitigation reports ready for the inspector.

Clear attic entry: Move items away from attic access so roof deck attachment, clips/straps, and secondary water barrier can be checked.

Expose openings: Make sure windows, exterior and garage doors, and skylights are reachable for inspection and photos.

Shutters and panels: Place storm shutters or panels where they can be easily viewed if they are stored off the house.

Outside access: Unlock gates and remove obstacles around exterior walls and roof edges.
